Inspections & Property Types | Specialized Services | Getting Started CMBS Annual Servicing Inspections Annual inspection that is scheduled with the borrower/management company. A visual inspection of the exterior/interior common areas and selected units. Interior/exterior photos and data required by lender will be collected. The detailed inspection report includes thorough information, highlights any areas of concern and includes supporting documents. Exterior Inspections A visual exterior and accessible common area inspection that is completed without being scheduled with the borrower/management company. The detailed report includes photos and information based on the inspector’s observations and areas of concern. Fannie Mae Inspections A FNMA qualified inspector will schedule a property inspection with borrower/management company. Includes an interview with management and a visual inspection of the exterior/interior common areas and selected units. Interior/exterior photos and data required by lender will be collected. Freddie Mac Inspections A Freddie Mac qualified inspector will schedule a property inspection with borrower/management company. An interview with management will take place and a visual inspection of the exterior and interior common areas and selected units will be performed. NFR will include interior/exterior photos and data required by lender. HUD/REAC Protocol Inspections The Real Estate Assessment Center (REAC) requires physical inspections on HUD insured properties to ensure these properties are safe, sanitary and in good repair. NFR utilizes certified inspectors to conduct inspections following HUD/REAC protocol. LIHTC Inspections Low Income House Tax Credit inspection that is scheduled with borrower/management company. A visual inspection of the exterior/interior common areas and required units will be performed. Interior/exterior photos and data required by lender will be included. The detailed inspection report includes thorough information and supporting documents and highlights any areas of concern. Loan Origination/Registration Inspections Inspection conducted focusing on the overall visible, physical condition of the property. Potential risks due to obvious deterioration of the property or immediate area are noted and photographed. Photo Only Inspections Field inspectors will photograph all required areas of the property. A description will be included of each photograph taken. Portfolio Inspections
