Vacancy Reports
Each vacant inspection received from the field is individually reviewed here at National Field Reps. When a recommendation is made that some action be taken (initial secure, winterize, resecure, etc.) a Vacancy Report is generated and routed to the appropriate individual. Responding to the Vacancy Reports, either by placing an order for preservation work or by indicating that no work is needed, removes the Vacancy Report from the individual's In-Basket.

Photos
Photos for inspections and preservation work are instantly accessible online. The minute we have it, you can see it. These photos are provided both in a reduced thumbnail size for faster download and viewing, and in full size for greater detail.

Comprehensive Billing Reports
Comprehensive Billing Reports are available instantly on-line. These reports may be printed for just the inspections, for just work orders, or for a combination of both. The First-Time-Vacant date, Secured date, Winterization date and other vital property specific information will automatically appear on these reports.

Loan History
NFROnline.com provides the entire history of the loan, including monthly inspections and preservation, available on-line for the review process at your site. Everything that we know about a property is readily available to you. Information about a property is provided both at an overview level and a detailed level which shows full inspection and preservation requests and results.

This loan history includes all orders, whether placed through the NFROnline.com web site, or your existing systems (MortgageServ, Fidelity National, LSAMS, etc.)

Pricing for each action performed for the property is displayed on this screen allowing a quick recap of the total inspection and preservation costs for the selected loan.

Ordering
Users have the ability to order inspections as well as property preservation. Ordering is done via a secure internet connection for security and privacy of transmitted data. Newly placed orders are stored in a "Request Pending" bin for review and assignment into the NFR system. Once released to the field they are shown as a permanent request on the NFR database system. The pending orders are immediately visible from the Overview screen so you can see that an action has been requested but not yet processed.

Online Messages
Questions and comments that are of a general nature may be sent as messages to employees at NFR. When questions and comments are about a specific property, inspection or preservation order that message can be attached to that order and relayed immediately to the appropriate NFR coordinator. These messages are permanently associated with the order and can be viewed at anytime while reviewing the property history. Online messages sent to you will be displayed in your In-Basket until you mark them as having been read. This system allows rapid and efficient communication that remains a permanent part of the history for that loan.

Reports
The NFROnline.com web site offers a number of "built in" reports:
  • First time vacancy list
  • Properties for sale
  • All inspections for a loan #
  • Invoice reconciliation report
  • Damaged properties
  • …as well as custom reports, when possible.

The In-Basket
The In-Basket is one of the features that makes the NFROnline.com system so user-friendly. Vacancy Reports, Rush and Sale Date Inspection results, and Work Order Completions, Estimates, Updates and Invoices can all appear in the appropriate users In-Basket, alerting the user that there are results which need their attention. As you respond to items in your in-basket (ordering needed work, approving or denying a bid, or indicating that no additional work is needed at this time) those items are deleted from your in-basket, leaving just those items still needing your attention.

In addition to viewing your own in-basket, you can view the combined in-basket for your entire department, or your entire company. This helps ensure critical items are not overlooked when another employee is out of the office, while easily allowing supervisors to make sure action items are being attended to. Any user in the department can respond to any results, regardless of who placed the original order, with the web application tracking who is providing the response.

Cancellations
When loans are brought current, paid off, or service released, the Cancel feature is a tremendous help. You can view, on one screen, all open inspections or preservation orders, as well as see if the property is on our auto-inspection or auto-lawncut system. Cancel a single item, or all work, for that loan. And if no further orders are expected to be placed for this loan in the future (loan was paid off, for example) we'll alert you to that fact any time you attempt to order in the future.

Insurance Loss
The detailed order screen helps to ensure that all of the needed information is provided. Receive the results online, along with updates ("Inspection was scheduled with Mrs. Thomas for the 12th") to let you know the status of orders.
